Process of Installing a Commercial Roof
Initial Assessment & Planning
- Conduct a full roof inspection
- Check for structural issues, moisture, or damage
- Confirm roof measurements
- Review plans, specifications, and building codes
- Create a project schedule
Mobilization
- Deliver materials, equipment, dumpsters, and tools
- Establish safety zones and fall protection systems
- Prepares access points such as ladders or lifts
Tear-Off or Preparation of Existing Roof
Full Tear-Off
- Remove existing membrane, insulation, and flashings
- Dispose of debris properly
- Inspect the roof deck for damage
- Repair or replace damaged decking
Recover (If Allowed)
- Clean and prepare the existing roof
- Ensure moisture tests pass
- Add cover board to create a clean installation surface
Installing Insulation & Cover Board
Insulation improves energy efficiency and provides a solid base.
Common layers include:
- Polyiso insulation boards
- Tapered systems for proper drainage
- High-density cover boards (for impact resistance)
Boards are attached using adhesives or mechanically fastened.
Roof Membrane Installation
TPO or PVC (Single-Ply):
- Roll out membrane sheets
- Align seams properly
- Mechanically fasten or fully adhere the membrane
- Heat-weld seams for a watertight bond
EPDM:
- Lay out membrane sheets
- Bond membrane with adhesives
- Tape or glue seams
Modified Bitumen:
- Install base sheets
- Torch, heat-weld, or cold-adhere top sheets
Metal Roofing:
- Install metal panels
- Secure clips and fasteners
- Seal edges, seams, and joints
Flashing & Detail Work
This is one of the most important phases. The crew installs:
- Edge metal
- Curbs and penetration flashings
- Parapet wall flashings
- Drains, scuppers, and gutter tie-ins
- Reinforcement at seams and corners
Detail work ensures the roof is completely watertight.
Final Waterproofing & Quality Checks
- Conduct seam testing (heat-welded seams checked with probes)
- Inspect all flashings and penetrations
- Ensure drainage is properly flowing
- Conduct manufacturer-required inspections (if needed)
Cleanup & Final Walkthrough
- Debris is removed
- Tools and equipment are cleared
- Crew performs a final walkthrough with the client
- Warranty documents and maintenance recommendations are provided
Ongoing Maintenance Plan
- Annual inspections
- Drain cleaning
- Sealing minor repairs
- Checking flashings and penetrations
